Knowing what could nullify a roofing warranty is just as important as finding a product that comes with one. Written guarantees are not equal; each has its own conditions. Here, John Peters Roofing, a credentialed residential roofing contractor, lists the five most common reasons behind a voided warranty.
1. Incorrect Installation
Product and workmanship warranties are usually not rolled into one. But the former could get revoked if a covered component is installed the wrong way. Sadly, not all installation mistakes are apparent in the first days after a roofing project. By the time you learn about the workmanship error, it could be too late.
2. Component Incompatibility
Buying products from one brand is good practice. It ensures that all of the components are specifically engineered to work with one another. Combining parts from manufacturer A and manufacturer B does not guarantee positive results. Even worse, either of the manufacturers may choose not to honor their warranty because of your experiment.
3. Use of Old Flashings
One of the unspoken rules of roof installation is never to use salvaged flashings. They could be repurposed for some other application, but re-installing them to a roof is ill-advised. They could fail more quickly than expected and cause an otherwise avoidable leak.
4. Poor Ventilation
Not ventilating the underside of your roof spells disaster. It prevents heat and moisture from building up beneath the roof decking, resulting in the formation of condensation and accelerated aging of the materials on the surface. More often than not, adequate roof or attic ventilation is a prerequisite for warranty protection.
5. Power Washing
Removing moss on asphalt shingles via pressure washing does more harm than good on the roof. This cleaning technique could force the water through the gaps between shingles and dislodge their protective granules.
Any roof replacement expert would recommend sweeping off moss at its infancy. The use of zinc strips could inhibit its growth moving forward without damaging the shingles.
